Terms & Conditions - Direct Bookings at The Topanga Cottage

 These Terms & Conditions (“Agreement”) govern direct bookings of The Topanga Cottage, located in Topanga Canyon, California. By completing a reservation, the guest (“Guest,” “You”) agrees to abide by these terms in full.

•  The property is individually hosted by Kathleen Harris.
   
• Guest communications are managed via The Topanga Cottage business line: (424) 239-9807.
   
• A signed Rental Agreement and valid photo ID will be required after booking to finalize your reservation.

•  Maximum occupancy is 4 registered guests.
   
• Minimum age to book is 21 years old.

• No third-party bookings or subletting permitted. The person booking must be present for the entire stay.

•  Check-in: 3:00 PM or later
   
• Check-out: By 11:00 AM
   
• Self check-in is available via a digital keypad. Access code will be provided upon completion of ID verification and rental agreement.

•  Up to 2 pets allowed, any size or breed.
   
• Guests must:
   
• Keep pets off furniture and beds
   
• Clean up after pets (waste bags provided)
   
• Never leave pets unattended outdoors due to local wildlife

•  No parties or events are permitted.
   
• Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.

• Small, respectful gatherings are allowed as long as they do not violate noise or occupancy rules.

•  No smoking indoors.
   
• Smoking is permitted outdoors only, using the provided ashtrays.
   
• The property is located in a high-risk wildfire zone — guests must take extra care with all open flames or cigarette waste.

•  Bagged trash may be left by the front door or placed in the dumpster located at the second driveway.
   
• Please leave the property as you found it. Excessive mess or damage will result in additional charges.

•  The property is located in a natural canyon with active wildlife.
   
• Guests may encounter coyotes, bobcats, deer, and (rarely) mountain lions.
   
• Children and pets must be supervised at all times when outdoors.
   
• Guests assume full responsibility for their safety and belongings.

• By booking, guests authorize the host to charge for damages, missing items, or excessive cleaning if needed.
   
•  A signed Rental Agreement and valid photo ID will be required after booking to finalize your reservation.
   
• All guests agree to lock windows and doors when leaving the property.

•  Moderate cancellation policy applies:
  – Full refund for cancellations made 5 or more days before check-in
  – 50% refund for cancellations made 3–4 days before check-in
  – No refund for cancellations made within 48 hours of check-in
   
• No refunds will be given due to:
  – Weather, travel delays, illness
  – Road closures (note: access to Malibu is closed nightly from 12:00 AM–5:30 AM)
   
• The security deposit hold is not a charge and will be released in full after your stay, provided no damage, loss, or violation of house rules occurs.
  – If damages are assessed, you will be notified prior to any charges being made.
  – The deposit hold will automatically expire if no claim is made.

•  Commercial photography is permitted.
   
• Unauthorized filming, drone use, or livestreaming is prohibited without prior written consent.
   
• Guests may not use the property for illegal purposes or in violation of any ordinance.
